Fraser Valley housing market continues to cool amid slower sales, softer prices

Overall sales in the Fraser Valley fell for the third straight month as prices for all property types continued to soften, bringing greater balance to the region’s real estate market.

In June, the Board processed 1,281 sales on its Multiple Listing Service® (MLS®), a decrease of 5.8 per cent compared to May and a 43 per cent decrease compared to June of last year. Sandra Benz, President of the Board, said, “In just two months our market overall has shifted into balance mainly due to a softening of demand for single-family detached homes.

“The condo and townhome markets, although they have moderated, they continue to favour sellers as the sales-to-active listings ratios continue to trend higher, however with fewer multiple offer situations compared to previous months, it’s likely that we will see further softening in these property types as we return to pre-COVID work-life routines.”

  • As you will be buying into the same market, it should balance itself out and your home just isn’t working for you and your family anymore.

  • Downsizing so want to sell now before market goes down even more.

There are many reasons to sell right now but the strategy will set you apart from selling quickly in a softening market.  The longer you sit on the market the less money you will get in this market.  That could mean losing tens of thousands of dollars or more.  I have seen it!

No longer can you just list your home and believe it will sell quickly and for top dollar... so strategies must be in place to plan your sale.  

Getting pre-approved by a mortgage broker or your bank in advance so you are very clear on what the best options are for you and your family is a great first step.  

Also planning your strategy with a knowledgeable local realtor.  Having a realtor who understands your local market is essential, for pricing, timing and connections.  Ask questions on how many homes they have sold in your area.  How long does it take the average home to sell in this market? Do I need to do any updates to get top dollar etc.  Your local realtor can provide you the answers you will need to see if this is right time to sell for you.  Also ask about the home you are looking to buy and how much you will likely have to spend.  What is the inventory like for these homes etc.

Lastly, Is your home ready to sell?  Now more than ever your home needs to stand out (and not in a bad way) to get maximum results.  You will need to put your best foot forward to earn top dollar.  Inventory is high and buyers are few.  More expired listings are coming on the market this past month and relisting for much less.  This is a BUYER’S market.  So, you have to declutter, take care of any home maintenance yard clean up etc...and obviously price for today’s market.
